Ten year permission for a Large-scale Residential Development (LRD) on a 15.27-hectare site at Railpark, Maynooth, Co. Kildare. The proposal includes 581 residential units and a dedicated neighbourhood centre. The site is geographically situated west of the Rockfield development, northwest of the Parklands estate, and northeast of the permitted ‘The Grange’ residential development currently under construction.

The residential component totals 581 units, comprising 396 houses and 185 duplex or apartments. The houses feature a mix of two-storey designs, including 59 two-bed, 275 three-bed (mid-terrace, end-terrace, and semi-detached), and 62 four-bed units (semi-detached and detached). The apartment and duplex units, ranging from 3 to part 6 storeys, offer 53 one-bed, 92 two-bed, and 40 three-bed configurations, all provided with private balconies, terraces, or gardens.

The proposed neighbourhood centre is composed of three key buildings (Block A, Block B, and a café kiosk) alongside a new public plaza. Block A is a part 5/6-storey building featuring a Health Centre (174 sq.m) and two shop units (a 124 sq.m Pharmacy and a 166 sq.m Convenience Shop) at ground level, with 41 apartments above. Block B is a 5-storey block containing a large Childcare Facility (762 sq.m) on the ground floor and 48 apartments above. An additional 96 duplex units are distributed across five blocks (Blocks 1 to 5).

Access to the site will be provided via two vehicular entrances from the permitted Maynooth Eastern Ring Road (MERR), which includes a new signalised crossing for pedestrians and cyclists. The development accounts for 888 surface car parking spaces for residents, visitors, and commercial users, alongside a total of 758 cycle spaces. Essential infrastructure, including internal roads, pedestrian and cycle paths, 6 ESB substations, foul and surface water drainage, green roofs, and PV panels, is included. Significant public open space is planned, such as a local park, a linear park, and pocket parks, complete with children’s play areas.

An Environmental Impact Assessment Report (EIAR) and a Natura Impact Statement (NIS) accompany the planning application.
