Large-scale residential development on two sites, totaling approximately 14.2 hectares, in Kilternan, Dublin 18. These sites will be separated by the future Glenamuck Link Distributor Road (GLDR).
The development involves:
Demolition: Removing a derelict dwelling (“Rockville”) and outbuildings (c. 573 sq m) and the former Kilternan Country Market (c. 167 sq m).
New Construction: Building a mixed-use development with 487 residential units (196 houses, 201 duplex units, 90 apartments) and a Neighbourhood Centre.
The western site will have 362 residential units and the Neighbourhood Centre, which includes a retail anchor, additional retail/commercial space, a restaurant, creche, café, and community facility.
The eastern site will have 125 residential units.
Residential units will range from 1 to 4 bedrooms and heights will vary from 2 to 4 storeys.
Infrastructure: Extensive road works are planned to connect to existing and approved road schemes (Enniskerry Road/Glenamuck Road Junction Upgrade Scheme and Glenamuck District Road Scheme). This includes multiple new access points, modifications to Enniskerry Road (narrowing carriageway, widening footpaths), and a multi-modal access connecting to the existing Rockville development.
Utilities: New drainage (surface and foul) and potable water infrastructure will connect to existing services and those being constructed as part of the road schemes.
Amenities & Features: The development will include:
A pedestrian/cycle route (Dingle Way) connecting Enniskerry Road to the GLDR.
854 car parking spaces (including accessible, EV, and car share spaces), motorcycle, and bicycle parking.
Bin storage, new telecommunications infrastructure on the Neighbourhood Centre roof, private balconies/terraces/gardens, landscaping, and solar panels.
The overall gross floor area is approximately 60,504 sq m above ground, plus a 4,485 sq m undercroft/basement for parking and storage.
