(1) construction of a residential housing development comprising 12 no. New houses, ranging in height from one to two storey along with the renovation and addition of a two storey extension to an existing 2 storey house to provide a total of 13 no. Houses. The proposed mix of houses is as follows: 3 no. Two-bedroom houses, 3 no. Three-bedroom houses and 7 no. Four-bedroom houses. Each house is to be served by on-curtilage vehicular parking and private amenity space in the form of a rear garden,
(2) the provision of 1 no. New vehicular entrance along the north edge of the application site via quay road,
(3) demolitions including the removal of a 2 storey return to the existing house and the removal of 3 no. Single storey sheds, total area of proposed demolition is 84. 5sqm and
(4) all ancillary site and infrastructural works, foul/surface water drainage, adaptation of existing vehicular entrances for pedestrian use, boundary treatment, landscaping, retaining walls, public open space areas including playground, access roads, shared surfaces and pedestrian paths, necessary to facilitate the proposed development.
