The development will consist of : (i) demolition of existing 2 storey dwelling referred to as Rockbrae, entrance gates, piers, and all associated ancillary structures on site: (ii) construction of a residential development comprising 1 no. four-storey block ( 3-storeys with set-back penthouse level), comprising 26 no. apartments 9 3 no. one-bedroom units, 21 no. two-bedroom units and 2 no. three-bedroom units) each served by private amenity space in the form of a balcony and having shared access to communal amenity space and 30 no. vehicular parking spaces at surface level: (iii) provision of a new vehicular and pedestrian entrance off Westminster road, with a new internal road and footpaths provided adjacent to the proposed building; (iv) all ancillary works including landscaping, boundary treatments, bin store, bicycle store 9 48 no. spaces); visitor bicycle parking 9 12 no., spaces), SuDs drainage, and all site services, site infrastructure and associated site development works necessary to facilitate the development.
