The proposed development will consist of the following:
1. Demolition of 1 no. dwelling house (222.3sqm) and 5 no. sheds on the southern portion of the site and the removal of the existing vehicular access fronting onto the Letteragh Road. The decommissioning and demolishing of the existing septic tank.
2. Construction of 53 no. units comprising of:
a. 25 no. semi-detached houses (15 no. 3-bed and 10 no. 4-bed)
b. 2 no. detached houses (2 no. 4-bed)
c. Provision of Block A1 comprising 14 no. apartment units (13 no. 2-bed and 1 no. 3-bed)

e. Provision of Block A3 comprising 4 no. apartments (4 no. 2-bed)
f. Provision of Block D2 comprising 6 no. duplex units (3 no. 2-bed and 3 no. 3-bed)
3. Provision of shared communal and private open space, car and bicycle parking, bin storage, site landscaping, public lighting and ESB substation
4. Provision of pedestrian, cyclist and vehicular access via the existing Garraí na Sailí development
5. Provision of pedestrian and cyclist entrance from the Letteragh Road (L1000)
6. Extension of existing footpath connecting into Garraí na Sailí fronting onto the Letteragh Road (L1000), and road improvements in the south of the development site to tie into the Letteragh Road (L1000)
7. All associated site works and ancillary services necessary to facilitate the proposed development. This application is accompanied by a Natura Impact Statement (NIS).
