The development will consist of three new extensions to separate existing structures as described below: A 1,238 sqm 11.3m tall single storey high bay extension to an existing storage warehouse to the East / South-East end of the site visible from the Boyne Road and the Royal Canal, a 688sqm 5.3m single storey flat roof extension to an existing production space lying adjacent to the south boundary wall and perpendicular to the Royal Canal. Proposed structures will connect on their west and east elevations respectively. The third proposed structure is a 437 sqm 7.7m tall single storey extension connecting two existing production spaces located to the south end of the site adjacent to the boundary wall that runs parallel to the Royal Canal, the first of which faces the Broombridge road and the second, lying due East of the former perpendicular to the Royal Canal. To facilitate the proposed construction, demolition works will be carried out to remove an existing 11sqm existing metal shed and wall, an existing 677 sqm storage warehouse and an existing 82 sqm link structure connecting existing production and warehouse storage buildings which are to be retained. The construction works will also include the conversion of three existing parking spaces into three accessible parking spaces, the erection of twenty-four new covered long term bicycle parking spaces, an attenuation tank and all associated site works to facilitate the proposed construction of the three new extensions.
