The development will consist of modifications to the development permitted under planning Reg. Ref.: DSDZ2457/16. The permitted development provides for demolition of existing structures and construction of a 6-storey plus set back (over basement) commercial, retail and residential development (45 no. units) in 2 mixed-use blocks. The proposed modifications consist of: – Alteration of basement (lower ground) level to reduce the floorplate and reconfigure the layout to accommodate car and cycle parking, residential storage, staff shower and changing facilities and gym/ communal room. The proposed modifications to the western (primarily residential) block consist of: – Reconfiguration of internal layout to provide 56 no. residential units (a net gain of 11 units) comprising 10 no. 1 bedroom apartments, 29 no. 2 bedroom apartments, 6 no. 2 bedroom duplex apartments and 11 no. 3 bedroom apartments. – Associated elevational changes to windows and provision of additional balconies addressing Hanover Street East and the pedestrian link road; – Full height extensions to rear (west) of building to accommodate 3 no. relocated stairwells and at north-east corner of building to accommodate additional residential and circulation floorspace; – Relocation of vehicular entrance ramp westwards and associated changes to adjacent layout of ground floor commercial units. – Setback of building from western boundary. The proposed modifications to the eastern commercial block consist of: – Relocation of ground floor substation and change of use of part of permitted ground floor retail/ non-retail services units to office; – Raising of stair core and lift to access roof plant and relocation of boiler room from basement to roof level. – Insertion of an additional door into retail unit at ground floor level addressing Hanover Street East. The proposal provides for revised landscaping of the residential courtyard and public realm and all associated site works and services. The application relates to a proposed development within the North Lotts and Grand Canal Dock Strategic Development Zone Planning Scheme area.
