The development will consist of the
following:
1. Demolition of existing staircore (46.5 sq/m) on the
east elevation and replacement with new staircore (198 sq/m)
from lower ground floor level to the proposed new second floor
level with new plant room at lower ground floor level and new
housekeeping/storage rooms at ground, first and second floor
levels.
2. Refurbishment of existing part two storey, part three
storey concrete structure.
3. Alterations to internal layouts at existing lower ground floor, ground floor and first floor levels (3,003 sq/m) providing new reception/administration area, bar/restaurant, customer toilet/kitchen/staff facilities/plant and 69 guest bedrooms.
4. Proposed new additional second floor (1,337 Sq/m) above existing building incorporating new fully serviced wedding venue/function room, bar/restaurant plus outdoor terrace area.
5. Proposed new three storey extension
(2,029 sq/m) attached to the north east of the existing building
to provide 11 new guest bedrooms (80 in total) and 15 no. new two bedroom apartments.
6. Proposed new part single storey, part four storey extension (266 Sq/m) to the south elevation of the existing building to provide extended kitchen facilities, new lifts, staircore and external terrace areas.
7. Proposed extensions to north and south elevations of the existing building to provide for revised elevational treatment and external balconies at ground and first floor levels.
8. Alterations and refurbishment of existing health and beauty Spa (632 sq/m) attached to the west of the hotel building.
9. Replacement of existing onsite wastewater treatment facilities and percolation areas with new onsite wastewater treatment system and percolation areas.
10. Refurbishment of existing car parking facilities and construction of additional car parking areas to accommodate 143 no. car parking spaces in total and 30 no. bicycle parking spaces.
11. All associated site development and landscaping works The
planning application may be inspected or purchased at a fee not
exceeding the reasonable cost of making a copy, at the offices of
the planning authority during its public opening hours. A
submission or observation in relation to the application may be
made in writing to the planning authority on payment of the
prescribed fee within the period of 5 weeks beginning on the
date of receipt by the authority of the application. The
application includes a Natura Impact Assessment (NIS). The NIS
is available for inspection or purchase for a fee not exceeding
the reasonable cost of making a copy of same.
