Permission for a 10-year permission development at Greenore Port and site of dwelling house on Shore Road (A91DD42), Greenore, (total site area c.4.88 hectare). The development comprising of Operation and Maintenance (O&M) Facilities will serve as the support base for future offshore wind arrays in the Irish Sea.
O&M (Operation and Maintenance) Facilities:
– 3 standalone buildings (each 1,670 sqm gross floor area):
1) 681 sqm warehouse space
2) 322 sqm office space
3) 667 sqm plant, staff, storage, etc.
– Building heights: 7.2m (warehouse) to 13.5m (office)
– 76 car parking spaces (including disabled and EV charging)
– Bicycle storage rooms (20 spaces each building)

Nearshore Works:
– Dredging of harbour sediments to create navigable water depth

– New reinforced concrete deck with water management system
– Berth infrastructure (bollards, fenders, ladders, etc.)
Residential Site Car Park (Shore Road):

– Relocated entrance on Shore Road
– New boundary wall and pedestrian access route to port lands
Open Hydro Car Park Re-instatement:
– Temporary use of existing 62-space car park
Public Realm Upgrade (Greenore Port Office):
– Improved entrance and pedestrian access
– New feature wall and landscaping
– Connection to new pedestrian route from car park
Communication Mast Replacement:
New 40m mast to replace existing 25m mast
Demolition Works:
– Former Open Hydro warehouse
– Part of single-story office building
– ESB substation and switch room
– Dwelling house on Shore Road
Other Site Works:
– New ESB substation
– Above-ground fuel storage tank
– Drainage and utilities
– Landscaping and security fencing

Additionally:
– Development partially within Greenore Architectural Conservation Area (ACA).
– No Protected Structures within the development site itself (although some exist nearby).
– Maritime Area Consent (MAC) and Natura Impact Statement (NIS) / Environmental Impact Assessment Report (EIAR) submitted with application.
