The proposed development comprises the demolition of 5 no. independent living units and demolition of part of the existing nursing home building. The total proposed area of demolition is approx 3300sqm. Proposed works include the construction of a new, part 2, part 3 storey, extension to the east of the existing nursing home building incorporating 69 ensuite bedrooms to replace the existing 55 bedrooms, day spaces, support spaces and associated ancillary spaces. The proposed new building steps down from 2 storey in height on the Lucan road to a lower section that is 2 storey in height on the River Liffey side. The building is 3 stories in height for small central portion, where both 2 storey elements intersect; (total new building area is approx 3,898sqm). Part of the existing building, including the chapel is to be retained and refurbished to provide social spaces for the residents and administrative/support areas. Minor alterations to the existing facades are required in these refurbished areas; (total refurbished area is approx 1150sqm). The total area of this building, refurbished and new is approx 5,048sqm. The development also comprises 20 bicycle spaces, 35 surface car parking spaces, bin storage area (approx 32sqm), E.S.B sub-station (approx 14sqm), E.S.B off loader room (approx 9sqm), landscaping delivery area, lighting, signage and all associated site works. The existing main entrance and emergency entrance from the Lucan road are retained. Service access is proposed to the west of the site for deliveries. A natural impact assessment is included with the application.
