EOD 15/389: For development at Virginia Park Lodge (Formerly Park Hotel) Works are within the curtilage of protected structures CV39003, CV39004, CV39005 & CV39015. The development will consist of:
1 Retain new arch formed at ground floor level in existing outhouse at western end of lodge, allowing for main entrance to revert to this side of the building.
2 Retain existing temporary Pavilion structure to south of existing lodge to provide for seated functions of up to 320 guests, retain works ancillary to the structure such as service connections, storage container installation for landscaping works. The period of time for which these temporary works will remain in place is not intended to exceed 5 years.
3 Retain 3 no polytunnels adjacent to orchard to the north west of lodge building & 1 no polytunnel within walled garden.
4 Apply a 6mm rough cast traditional lime render to all external walls of the Lodge building that have previously been coated with a smooth sand/cement finish.
5 Restore & convert existing roofless boathouse(west) to form a guest apartment associated with the lodge,form a mezzanine floor level under a new thatched roof,reinstate porch canopy on north west elevation, form dormer type window on north east elevation & all works relevant to the appropriate restoration of remaining existing building fabric & all ancillary works.
6 Restore,convert & extend existing roofed boathouse(East) to form guest apartment associated with the lodge at 1st floor level & maintain use as a boathouse at ground floor level. Erect timber clad 1st floor extension,refurbish existing first floor,repair/restore roof & walls,including walls to boat slipway & pier.
7 Install foul water storage tank with pump & rising main & lay services underground along existing pathway between boathouses and lodge building.
8 Carry out pointing work with lime mortar to walls on either side of main entrance gates to the estate.
9 Restore & extend existing gate lodge at main entrance gates to form a two bedroom dwelling, ie. single storey on the southern side.
10 Restore & convert existing building in north western corner of walled garden to form 2 separate apartments for accommodation for gardening staff.Works will include alterations to the fenestration arrangement on the east facing elevation & connections to existing services.
11 Construct portal frame, steel clad building for the storage of machinery between Bective Court & polytunnels to the north west of lodge building
