The development will consist of the expansion of the existing Concrete Batching Plant Facility within the northern portion of the site and construction of a 2 storey Building for Office / Logistics / Training / Staff Welfare uses and associated facilities within the south-western portion of the site. The development will consist of: The demolition of 1 No. single storey derelict dwelling and existing agricultural barns / outbuildings; the refurbishment of the existing batching plant structure (c. 23.03 metres in height) with the addition of 7 No. Silos; Aggregate Bins (c. 19.08 metres in height), Drive-Over / Tip-In Hopper, 1 No. Concrete Reclaimer, 1 No. Wash-out Area / Tank, 2 No. Double and 1 No. Single Covered Aggregate Storage Bays; 1 No. Wheel-wash Facility, 2 No. Weighbridges (1 No. with single storey Portacabin, c. 13.3 sqm GFA), 1 No. single storey Workshop Building (c. 234 sqm GFA); 1 No. ESB Supply and Switchroom; refurbishment of existing ESB sub-station as a storage unit; 1 No. bunded covered fuel tank; 1 No. waste recycling storage facility; the construction of 1 No. vehicular access from Cappagh Road to serve the plant facility (replacing 2 No. existing accesses: 1 No. access to former agricultural sheds / use on site; and 1 No. access to derelict dwelling); delineation of 32 No. truck parking bays. Permission is also sought for the construction of 1 No. 2 storey building comprising Office / Logistics / Training / Staff Welfare uses (c. 591 sqm GFA) fronting to Cappagh Road (with signage on all elevations), 1 No. ancillary surface car park comprising c. 62 No. spaces and 1 No. bicycle parking shelter. The building and car park will be served by a proposed vehicular/ pedestrian access on the western side of site, accessed through Millennium Business Park. Permission is sought for all associated landscape and boundary treatment works including revised boundary wall on western side of site; associated site lighting; provision of signage at both proposed vehicular entrance points; all site services (foul and surface water drainage and water supply) including 1 No. overground water tank and 1 No. underground water reservoir tank; and all other associated site excavation, infrastructural and site development works above and below ground.
