PROTECTED STRUCTURE: Works to 1 Merrion Square, Dublin 2. Schedule of maintenance works and proposed repairs. 1. Obtain pavement license from DCC. 2. Provide scaffold fencing and temporary works 3. Take off existing slates to roofs; set aside if salvageable, cart away remainder 4. Remove existing ridge/hip tiles, salvage for reuse or cart away. 5. Take up existing torch on felt failed repairs & failed lead to valleys & parapets & cart away. 6. Take up timber base to valleys etc & cart away. 7. Replace deteriorated rotten or infested rafter ends and timbers. 8. Treat all exposed timbers with approved boron based preservative. 9. Take down failed brickwork to instruction and re- lay in NHL 5 lime mortar to approval. 10. Clean out all exposed areas of rubbish and detritus to approval. 11. Lay new copper valleys over epdm sealed membrane over 18mm marine plywood base to all concealed gutters including spouts and outlets to match original format. 12. Carry out flood test to approval. 13. Install new copper flashings and soakers to match original format. 14. Install Metac fibreglass quilt insulation to all areas. 15. Lay new blue bangor slates on treated softwood battens on tyvek ‘supra’ sarking felt. 16. Install copper vent cowls to ventilate roof space to instruction. 17. Re-bed new matching or salvaged ridge and hip tiles in NHL5 lime mortar including stainless steel cramps to replace original corroded steel items. 18. Repair ceiling below defective parapet gutter including replacing section of coving to match to instruction. 19. Hack off approximately 15M2 of failed cement render to external facades including plasterwork/moulding to parapet to instruction. Repair to match with NHL5 render ready for redecoration. 20. Clad existing parapet copings with dressed code 5 leadwork to detail. 21. Hack off & re-plaster chimney in lime plaster finish. Allow for raking out and repair of failed lime mortar joints on discovery to instruction. 22. Hack off loose plaster & replaster in lime plaster finish to internal parapets. 23. Repair all cracks with Helifix repair system to approval. 24. Repair windows all windows by specialist to approval. 25. Repair and/or replace rainwater goods with matching items to approval. 26. Scrape back all masonry paint to elevations to sound substrate to approval, repair any areas of loose render to approval. 27. Redecorate all windows to West elevation to approval. 28. Redecorate elevations in approved vapour permeable masonry paint to match existing. 29. Clean down, remove scaffold and leave entire in tidy condition to approval.
