The completed development will provide for 10,400 sq.m. (approx.) of office and ancillary retail and commercial space.

The development will comprise the completion of a partially constructed circa 7,765 m2 six storey over basement shell and core office building, the demolition of no 19 Henry St and the construction of a circa 1,900 m2 five storey shell and core office building, the refurbishment of circa 680 m2 of the existing Mercantile, GPO and Hanging Gardens Buildings and associated external works. The project comprises a development halted at the early stages of the construction programme after the completion of the concrete frame and basement, demolitions and various interventions to the protected structures. Having been acquired by Limerick City and County Council, the site has been augmented with the acquisition of no. 19 Henry Street. The reprisal of this project with its increased footprint offers an opportunity to make a visible street presence and to clarify the interfaces between the various elements of the project, its relationship to the street, circulation routes and materials strategy.
