The purpose of this application is to take account of the specific planning policy requirements of the Sustainable Urban Housing; Design Standards for New Apartments Guidelines for Planning Authorities as they relate to the permitted development on the site, permitted under Reg. Ref. D15A/0081 (ABP Reg. Ref. PL06D.245137), pursuant to Section 34 (3A and 3B) of the Planning and Development Act 2000, as amended. The proposed development would increase the number of units within the development from 258 to 262 in total, arising from replacement of the approved 2-bed duplex units with 1 and 2 bed units and amendments to the proportion of 2 and 3 bed apartments, increasing the total number of 2 bed units by 5 and reducing the total number of 3 beds by 2, within previously approved apartment blocks A, C, D, E and F. The proposed revisions are incorporated within the floor plate of the permitted development and do not result in any significant material alterations to the external appearance of the Blocks. Elevational changes comprise of adjustments to window opes associated with the internal alterations to blocks A, C, D, E and F, together with amendments to the upper setback floor on Blocks A, D, E and F arising from amendments to 2 and 3 bed units at this level.
