The development will consist of: The demolition of the part single part two storey building & single storey sheds and the removal of containers within the site; and construction of a part 4 storey over basement and part 5 storey Nursing Home with a total gross internal floor area of 7329 Sq.m. and comprising 139 no. bedrooms (135 no. single and 4 no. double rooms), with communal living spaces, dining areas, shared communal facilities, treatment rooms, kitchen and laundry facilities, and general administrative areas, staff areas and maintenance spaces. There will be 2 no. south west facing winter gardens overlooking the main street at third floor level and a terrace off the main entrance reception and off the ground floor dining room, and a terrace off the function space at basement / lower ground level; the development will also comprise an ESB substation, an external bin store and an external backup generator; 33 cycle parking spaces and 37 surface car parking spaces. The existing low boundary wall to Main Street is to be demolished and replaced with a new low wall and metal railing and piers. The existing southern entrance to the site from Main Street will be retained and widened. The existing middle entrance to the site from Main Street shall be closed up and a new entrance from Main Street will be formed at the northern end of the site to suit the new layout. There will be a new RC retaining wall at the boundary to the adjoining properties on the north side of the site. Retention with modifications is sought for an existing reinforced concrete retaining wall along the site boundary with the Tolka River. The modifications will comprise forming a 5m opening in the wall at the north end and south end of the site; and a 7.5m wide opening formed centrally within the wall as an outfall for an open surface water drainage channel to allow for the outfall of surface water from an existing 750mm surface water box culvert within the site, part of which will be redirected. The development also consists of drainage works, a 1.2m wide x 2.2m high totem sign at the new entrance from Main Street at the northern end of the site, way finding signage, landscaping and all ancillary site works.
