24 May 2021 Permission has been granted for a mix of 229 apartments, a 130-bed hotel, a six-screen cinema, restaurants, retail and a craft food market distributed across 11 new and fully-pedestrianised streets and four large public spaces. The residential element of the scheme will be housed in seven blocks with a 21-storey tower as its centrepiece.
Our ambition is to deliver a transformative new neighbourhood in the heart of Galway. Our scheme is for a mixed-use urban regeneration project consisting of retail floorspace, hotel, offices, cinema, café/restaurants, leisure uses, community and cultural facilities together with varying types of residential tenures. The development is set out around significant new areas of public realm connecting with the city and accommodating 9 development blocks varying in height from single to 22 storeys, accommodating 404 residential units incorporating apartments for sale, ‘build-to-rent’ apartments and eldercare residential units, 22,613 sq.m of retail space, a 186 key hotel, 752 sq.m of office space, community and cultural facilities, a multi-screen cinema complex, 19 cafe and restaurant units (c. 4,319 sq.m), including the re-use of all protected structures – The Stables, The Goods Shed and Nos. 16 Eyre Square, communal and public open space including a rooftop landscaped space. Provision is also made for a below ground service yard and a multi-storey above ground car park with 570 car parking spaces, both accessed via new vehicular entrances from Lough Atalia. Significant bicycle parking provision (1,157 spaces) is also accommodated throughout. All associated site development and landscaping works including public realm, with four new public squares and eleven new streets.
The original plan had 11 towers, the tallest of which is 21 storeys, making it the highest residential building in Ireland. It is being retained, but the number of other towers is being reduced from 10 to nine. The nine tower blocks have been reduced by either one or two storeys. The quantity of public open space proposed has been increased by 3,544sqm, with increased activities and sculptures provided for within the open space areas throughout the development.
