The proposed development will consist of the following:
1. The demolition of the existing Westwood Hotel (5,253 sqm);
2. Redevelopment of the proposed site for a student accommodation scheme:
(a) The proposed scheme will include 63 apartments with 394 bedrooms,
together with all ancillary facilities including a reception area, social
spaces, study areas, storage areas, associated signage and plant areas
(Gross Floor Area 12,112 sqm).
(b) The complex will include 23 no. 4-bed apartments, 1 no. 5-bed
apartment, 1 no. 6-bed apartment, 13 no. 7-bed apartments and 25 no.
8-bed apartments.
(c) The proposed accommodation is arranged in 5 no. blocks which vary in
height from 3 to 5 storeys.
(d) 3 no. water storage compounds, 2 no. heat pumps, fan equipment and
access stairs at roof level.
(e) A café/restaurant space (150 sqm) and outdoor seating area is provided
on the ground floor of Block A.
(f) Site landscaping including the provision of three courtyard garden areas
and the provision of new pedestrian and cyclist links to the Thomas
Hynes Road and the N59 Upper Newcastle Road.
(g) Vehicular and emergency access to the development is via the N59
Upper Newcastle Road.
(h) 24 no. car parking spaces are provided comprising 10 no. permanent
parking spaces (including 2 no. disabled access spaces) along with 14
no. temporary (summer use) spaces within a games area with hard
surface.
(i) A designated coach set down area.
(j) 140 no. cycle parking spaces in 11 no. sheltered racks.
(k) All ancillary works including foul and surface water sewers; works to the
public footpath; and all other associated site services, site infrastructure
and site development works.
(l) The complex will be used as visitor or tourist accommodation on a
temporary basis outside of academic term times.
