Planning permission for development on this Site (0.43ha) at Gardiner Street Lower, Summerhill and Gloucester Place Upper, Dublin 1. (Site bound by Gardiner Street Lower to the west, Summerhill to the north, Gloucester Place Upper to the east and Diamond to the south). The development will consist of revisions to previously permitted student residence complex (Reg. Ref 3611/14, An Bord Pleanála Ref. PL29N.245025) as follows:- 1) Basement level:- Revisions to internal layout including reconfiguration to lift / stair cores Nos. 1 & 2; relocation of attenuation tank, storerooms and enlargement of plant rooms and removal of refuse chute all resulting in a reconfiguration of car parking (the total number of basement car parking spaces is reduced from 9 to 7 spaces). 2) Ground Floor Level:- Insertion of emergency exit doors to permitted café / restaurant, cinema room and media zone; reconfiguration of internal layout of stair / lift cores Nos. 1&2; reconfiguration of lift / stair core No. 3 and relocation of laundry room and resulting reconfiguration of adjoin gym changing facilities and apartment G.07; reconfiguration of lift / stair core No. 4 and resulting reconfiguration of adjoining café / restaurant, seminar room and study space; replace accessible bedroom with standard bedroom in apartment G.03. 3) First to Fourth Floor Levels:- Reconfiguration of layout of stair / lift cores Nos. 1,2 &3 on each floor; reconfiguration of lift / stair core No. 4 on each floor and resulting reconfiguration of adjoining apartments 1.14, 2.15, 3.15 and 4.15 and replace accessible bedroom with standard bedroom in apartments 1.05, 1.13,2.14, 3.05, 3.14, 4.05 and 4.14. 4) Fifth Floor Level:- Reconfiguration of internal layout minor changes to stair / lift cores Nos. 1 & 2; reconfiguration of lift / stair cores No. 3 and resulting reconfiguration of adjoining apartments 5.08, 5.09, 5.10 and 5.11. This results in a reduction in setback (3.1m to 2.2m) to Gloucester Place Upper (eastern elevation). Reconfiguration of lift / stair core No. 4 and resulting reconfiguration of adjoining apartments 5.12, 5.13, 5.14 and 5.15; replace accessible bedroom with standard bedroom type in apartments 5.04 and 5.12 and replace communal room (relocated to 6th Floor) with 1 no. 5 bed apartment (unit 5.16). 5) Sixth Floor Level:- Reconfiguration of stair / lift cores Nos. 1 & 4 and resulting reconfiguration of adjoining apartment 6.01 and 6.03; replacement of permitted 1no. 5 bed apartment unit with communal room (relocated from Fifth Floor); removal of solar panels from Fifth Floor and provision of maintenance access walkway around the perimeter of 6th floor level. 6) Roof Level:- Amendments to roof layout resulting from provision of maintenance access walkway; provision of plant area behind parapet and increase in height of 4no. stair / lift cores (lift/stairs cores nos. 1 & 4: +580mm; lift/stair cores nos. 2 & 3: +610mm). Permission is also sought for revisions to all elevations resulting from rationalisation and enlargement of window openings; the addition of pressed metal fins to the open able section of windows on all elevations and the following specific elevational changes:- 1) West Elevation (Gardiner Street Lower):- Addition of brick below ground floor windows of the permitted waiting area and media zone; revised roof design and profile and revised parapets heights to setbacks with the highest parapet height unchanged. 2) South Elevation (Diamond Park):- Amendments to smoke ventilation openings; remodelling of setbacks; revised roof design and profile and revised parapet heights to setbacks with the highest parapet height unchanged. 3) East Elevation (Gloucester Place Upper) :- Addition of 2 no. high level windows to ground floor gym changing facilities and revised parapet heights to setbacks with the highest parapet increased (+143mm). 4) North Elevation (Summerhill):- Addition of 4 no. high level windows to ground floor gym changing facilities; revised roof design and profile and revised parapet heights to setbacks with the highest parapet increased (+197mm). Additional external revisions are made within the permitted courtyard including provision of an additional accessible car parking space accessed from Gardiner Street Lower and amendments to basement ventilation openings and the roof over bicycle access ramp. As a result of the above revisions the gross floor area of the development decreases from 15,069 sq.m to 14,963 sq.m. The total number of apartment units (88 no. units) and bed spaces (491 no. bed spaces) remains unchanged.
