RETENTION: Retention permission is sought for modifications to the approved 52 bedroom hotel under Register Reference 2552/10 (An Bord Pleanala PL29S.237299) and Register Reference No. 3125/10 (An Bord Pleanala Reference PL29S.854 (garage application)). Permission is sought for the retention of the following modifications; Lower Ground Floor/Basement Level alterations include: 1. Change of use from treatment rooms and drawing room to hotel suites 1-5; 2. Change of use from guest treatment room 5 and ayurveda treatment room to circulation area, laundry and store to facilitate installation of disabled platform lift; 3. Internal modification in lieu of 2 no. toilets not now being constructed – Total area being modified: 887.35 sqm. Ground Floor Level modifications include: 1. Change of use from library and concierge room to suite No. 7; 2. Internal & external modifications and/or omissions to layout and minor changes to room type 2. External stairs/steps from proposed basement health center and garage structure, as approved under Reg. Ref. 6229/04 including access to laneway at rear of property accessed off Sydenham Road not now being constructed. 3. Stairs/exit from basement health center under Reg Ref 2552/10 not now being constructed; 4. Relocation of entrance door to rear porch relocated to north elevation; 5. First Floor Level alterations include: 1. Minor internal changes and/or omissions from that approved to improve layout of suites; 2. Projecting reception area as approved under reg ref 2552/10 now being constructed and facade adjusted accordingly; 3. Rooflight over reception area reduced in size – Total area being modified: 206.16 sq metres. Second Floor Level modifications include: 1. Internal layout modifications consisting of relocation of and/or omission of bathrooms and inclusion of addition kitchen areas; 2. 4 no. additional rooms constructed in play area previously shown as attic space – Total area being modified: 264.67 sq metres. Third Floor Level modifications include: 1. Minor internal and repositioning modifications and/or omissions to layout; 2. Type of rooflight over stairs no.2 & 3 changed to comply with Fire Safety certificate ref. FSC1753/14 – Total area being modified: 25.84 sq metres. Roof Plan alterations include: 1. Building section to rear of flat roof structure between Nos. 52 & 54 and projection reception area as approved under Reg Ref 2552/10 not now being constructed; 2. Lantern rooflight over reception area reduced in size. Elevation alterations include: 1. Minor internal modifications and/or omissions including additional fire escape door to comply with Fire Safety Certificate FSC1753/14, and reduction in height and size of rooflight over reception entrance. Permission is also sought for modifications to signage previously approved under Register Reference 3125/10 to now provide 2 no. brush stainless box section signage structures (each approx. 3m high) comprising approximately 3.24sq.m of signage space in total. Arising from all of the above the building now consists of a hotel with 42 suites and 7 separate rooms (total 49 rooms/52 bedrooms), together with ancillary hotel facilities (3194.03sqm).
