This development will consist of: Construction of Block A with a total gross floor area of 31,496 sq.m (31,047 sq.m office, 154 sq.m gym and ESB substations 295 sq.m use) over podium; a change of use to the basement permitted under Reg. Ref DSDZ3350/15 at level -01 from ancillary basement area to office (4,113 sq.m) and gym (811 sq.m) use; further excavation of Level -02 (from -2.850mOD to -2.950mOD); and; reconfiguration of basement permitted to provide for cores, plant, waste storage, car parking spaces, bicycle parking spaces and changing facilities associated with the proposed development as set out in the Master Plan submitted with the application for the delivery of City Block 8. Office Block A, with an overall height +36.375mOD including setback top storey, core and plant screens may operate as a single building or as three separate buildings. Building A1 will consist of 7 storeys comprising 10,550 sq.m office use and 197 sq.m substation, Building A2 will consist of 7 storeys comprising 9,472 sq.m office use and Building A3 will consist of 7 storeys comprising 11,025 sq.m office use, 154 sq.m gym use and 98 sq.m substation, all above podium level; external terraces on level +06 of each building; and; modifications to the basement permitted under Reg. Ref DSDZ3350/15 to accommodate a change of use at level -01 from ancillary basement area to provide 1,471 sq.m office use in Building A1, 1,359 sq.m office use in Building A2 and 1,283 sq.m office use and 811 sq.m gym in Building A3. The gym (965 sq.m) in building A3 will be split over level -01 (811 sq.m) and level 00 (154 sq.m). Block A will provide 35,160 sq.m of office accommodation above and below podium level. This application also includes for landscaping works to the public footpath along the southern side of Mayor Street Upper and east side of New Wapping Street; modifications to landscaping proposals for the central plaza submitted under Reg. Ref DSDZ3350/15; proposals for the public realm at podium level to include the completion of the new internal north-south street between proposed Blocks A and B; use of the temporary construction access to the north of the proposed permanent ramp access to the basement from Castleforbes Road as permitted under Reg. Ref DSDZ3350/15; and; attenuation, foul and surface water arrangements, all associated site development boundary treatment, services provision and landscaping works. This application relates to a proposed development within the North Lotts and Grand Canal Dock SDZ Planning Scheme area.
