The proposed development comprises a modification to the permitted Strategic Housing Development (ABP-304928-19). The proposed development forms part of a larger landholding which extends to 51,148 sqm in total.
The proposed development will comprise:
A residential ‘Build to Rent’ scheme comprising 345 no. apartments (an increase of 57 no. apartments compared to the previously permitted scheme ABP-304928-19) and amenity accommodation with a gross floor area of 33,014 sqm, which will include:
Block G (117 no. units); Block H (180 no. units) and Block J (48 no. units).
86 no. one-beds (25%); 240 no. two-beds (69.5%); and 19 no. three-bed units (5.5%)
Ancillary residential amenity areas (749 sqm)
Blocks H1, H2 and G extend to nine-storeys over the lower ground floor access and amenity level, and Block J extends to five-storeys.
External balconies are provided on all elevations.
A commercial scheme with a cumulative gross floor area of 2,538 sqm, which will include:
A neighbourhood facility comprising retail/pharmacy units (997 sqm);
A crèche (303 sqm);
A fitness/leisure facility (243 sqm); and
A Primary Care medical centre (995 sqm).
Amendments to the vehicular access to, and the extent of, the double basement have been granted under Pl Ref 20/292 (as an amendment to Pl Ref: 18/363), and the allocation of 138 no. car parking spaces located on the lower basement level to service the residential units. Visitor car parking will be provided on the upper basement level and will be managed in accordance with an Operational Management Plan and a Mobility Management Plan.
The provision of a dedicated cyclist/pedestrian ramp and 1,200 no. secure bicycle parking spaces located in the upper and lower basements, as approved under Pl Ref 20/292.
