10 Aug 2021 Construction commenced of Phase 1A, consisting of the erection of 64 number houses at Tipper West.
Development at a site of 21.85 hectares which is bounded by Tipper Road to the north, Blessington Road (R410) to the south; agricultural lands to the east; and The Paddocks and Mountain View residential estates to the west. The proposal comprises a residential development of 395 dwellings (39 No. 2 bedroom, 133 No. 3 bedroom, 200 No. 4 bedroom and 23 No. 5 bedroom dwellings); a neighbourhood centre of c. 1,978 sq. m. GFA; new vehicular and pedestrian access points; a temporary construction access point; and all associated site development works. The development will consist of:
(1) 147 No. Type A1 4-bed 3 storey houses, 42 No. Type A2 3-bed 2 storey houses, 25 No. Type A3 3-bed 2 storey houses, 21 No. Type B1 4-bed 3 storey houses, 25 No. Type B2 3-bed 2 storey houses (including alternative option side elevation), 10 No. Type B3 4-bed 2 storey houses, 3 No. Type D 5-bed 3 storey houses, 20 No. Type E1 5-bed 3 Storey houses (including alternative option side elevation), 22 No. Type E2 4-bed 3 storey houses, 3 No. Type F2 2-bed 1 storey houses, 6 No. Type G 3-bed 2 storey houses, 18 No. Type H 3-bed 2 storey houses (including alternative option side elevation), 17 No. Type J 3-bed 2 storey houses (including alternative option side elevation), 34 No. Type K 2-bed 2 storey houses, 2 No. Type K2 2-bed 2 storey houses. All houses are provided with two car parking spaces within the site curtilage and solar panels to the front and rear. 50 visitor car parking spaces are provided.
(2) Neighbourhood Centre of approx. 1,978 sq. m. GFA comprising a single storey creche (990 sq. m.) with 8 No. set down car spaces and creche play area; a two-storey element comprising a retail unit, including a cafe (c. 362 sq. m.) at ground floor level (retail space to be flexible/sub-dividable); a gymnasium at first floor level (c. 432 sq. m.); 41 No. car parking spaces and 20 No. cyclist spaces; and a playground.
(3) Vehicular, pedestrian and cyclist access to the proposed development is via a new signal controlled cross-roads junction on Blessington Road to tie in with existing Oakglade entrance/footpaths; a second vehicular pedestrian and cyclist access via a new three-way junction onto Tipper Road; a temporary construction access from Blessington Road; 2 No. pedestrian accesses at the south west of the site; alterations to Blessington Road to include pedestrian footpaths to tie in with existing footpaths at Oakglade and a new footpath on northern side of Blessington Road; SFI
