PROTECTED STRUCTURE: Planning permission for development on a 0.11 ha site approximately at Nos. 16-18 Lord Edward Street, No. 18 Exchange Street Upper (Known As "Fashion House") and Copper Alley, Dublin 2. The development will consist of a 5-7 storey over basement level extension (77 no. additional bedrooms and ancillary hotel facilities including a gym, reception and lounge) to the Parliament Hotel (No. 16-18 Lord Edward Street; which is a Protected Structure) which will be facilitated by the demolition of the existing building at No. 18 Exchange Street Upper, Dublin 2. The proposed hotel extension will include an external roof terrace at fifth floor level fronting onto Exchange Street Upper and Copper Alley. The overall height of the proposed extension to the top of the plant room at roof level is 22.95m. The development also includes internal and external alterations to the existing Parliament Hotel including: the partial reduction of the basement level and the removal of partition walls at all levels to facilitate a revised internal layout comprising 51 no. bedrooms and ancillary hotel facilities. The external alterations include repair works to the facades; the provision of a pedestrian glazed bridge connection extending across Copper Alley between the northern facade of the existing hotel building at first floor level and the southern facade of the proposed hotel extension at second floor level; the reinstatement / rearrangement of window openings on the northern facade fronting onto Copper Alley; a new shop front at ground floor level fronting onto Lord Edward Street and new screened plant at roof (fifth) floor level, all to the existing Parliament Hotel. The development will have a total 128 no. hotel bedrooms. Access to the development will be from Exchange Street Upper and Lord Edward Street. The development will also include piped infrastructure and ducting; an ESB substation; roof plant; signage; canopies; ancillary storage rooms and staff accommodation; 13 no. bicycle spaces; changes in level and all associated site development and excavation works above and below ground.
